1. Preliminary statements
Here is the explanation of the meaning of some expressions that will be used throughout the following text:
– The “Owner” is Onda Blu D.O.O.
– The “Client” is a person who makes a reservation and benefit from the service and the villas leased out by Onda Blu D.O.O.
– The “Reservation” is the request of the client to rent a villa for a certain period.
– When Onda Blu D.O.O. receives the reservation, a “Booking Proposal” is sent to the client communicating whether the villa is available, giving more details regarding the offer and requesting a down payment.
– Once the down payment is received, a “Confirmation Letter” is sent to the client by Onda Blu D.O.O. in order to confirm the reservation.
– The contract drawn up between Onda Blu D.O.O. and the client is called “Lease”.
– The Lease is subject to the “General renting conditions”.
2. Reservation and final contract
Once the client receives the Confirmation Letter sent by Onda Blu D.O.O. after they have received the down payment (see point 3), the lease can be considered definitively confirmed.
The client is required to show the Confirmation Letter when she/he receives the key of the villa.
Together with the Confirmation Letter, the client receives a form regarding the list of lodgers which has to be filled out, signed and sent back as soon as possible to Onda Blu D.O.O. per e-mail to info@villascroatiarent.com
3. Down payment and balance
The amount of the down payment and further details are communicated with the Booking Proposal. As a down payment, the client is required to pay 30% of the whole amount via bank transfer (see Down payment). Onda Blu D.O.O. needs to receive the down payment within and not later than 8 days after the date of confirmation of the availability of the villa in the required period. While making the bank transfer, the client has to mention the following data in the area reserved to the reason of the payment: Booking Proposal Number, name and surname of the holder of the reservation and the number of lodgers, specifying the amount of adults, children and babies. Onda Blu D.O.O. has the right to reject the down payments received after 8 days (see above) and to cancel automatically, as a consequence, the Booking Proposal.
The balance is to be paid 30 days before the arrival to the villa via bank transfer and a copy of the payment notice has to be sent per e-mail to info@villascroatiarent.com
An appointed member of our staff will be welcoming the clients upon their arrival, will hand the key of the villa over and will also proceed with the registration, for which a tourist tax amounting to € 1.35 per person per day is to be paid cash.
Only for Villa Laura you can request warm water for the jacuzzi € 10,00 per day (minimum 7 days) and also for the pool and the little wading pool € 30,00 per day (minimum 7 days).
These additionals have to be carried out the delivery of the keys.

4. Cancellation and withdrawal
In case the customer is forced to cancel his/her reservation due to serious reasons, he/she will not lose the down payment if a written communication is sent to info@villascroatiarent.com. For cancellations communicated at least 4 weeks before the check-in date the client will receive a credit voucher covering the total amount of money already paid, which will be valid for the current or the following year and can be spent for one of our villas.
The customer has not the right to compensation previous 28 days of the check-in date.
5. Arrival, no-show, early departure
The arrival has to take place on the scheduled day between 4 and 7 pm. All the occupants of the villa must show their ID cards or passports to complete the registration procedure.
In case of delay, the client has to inform immediately our appointed staff member; in case the client doest not communicate the delay, the villa remains available until 10 am of the following day, then Onda Blu D.O.O. may rent it to third parties.
In case the client leaves the villa before the scheduled date, he/she has not a right to a reduction of the rent and consequently cannot demand a refund.
6. Rules for the stay and penalty for non-compliance
It is forbidden to give hospitality to more people (children are considered as adults) than allowed by the number of beds indicated on the Booking Proposal and on the List of the lodgers attached to the Confirmation Letter.
The guests have to abide by the rules of the house and to respect the common guidelines especially about the silence hours in the afternoon and at night, avoiding annoying noises.
The guests have to take care of the villa (walls, floor, etc.), the equipment (dishes, fridge, induction hobs, etc.) and the furniture (beds, tables, etc.).
Chairs and tables located in the garden or on the terrace must be taken into the villa when it is left unattended.
In case of damaged or stolen objects, the client has to refund them completely.
Small pets (max. 8 kg) are allowed and their presence needs to be communicated during the reservation as an extra of € 10,00/per day is required. The guests are not allowed to use their own (electric) stoves or air conditioners.
Referring particularly to the general rules, but not only to the ones about guest number, respect of the villa and of silence time, Onda Blu D.O.O. reserves the right to inspect the villa at any moment to check its status and verify the compliance to the rules. In case of serious non-compliance, Onda Blu D.O.O. has a right to rescind immediately the contract due to client’s non-fulfillment and has also a right to demand the client to leave the apartment immediately, requesting the police to intervene, when necessary. Onda Blu D.O.O. is entitled to claim for any possible damages.
7. Equipment of the villas
The villas are completely furnished and provided with electric stove, fridge with ice dispenser, kitchenware (pots, dishes, glasses, etc.), hot and cold water, electric power (220 Volt).
A pillow, a blanket, bed linen and towels are available for each bed and also swimming towels.
8. Departure
The client has to leave the villa before 10 am on the check-out date, in order to allow the appointed staff to check the status and the cleaning conditions of the villa.
The villa has to be left orderly and free from any kind of rubbish; the fridge has to be left empty, all the dishes have to be clean and ready for use and the kitchen area has to be perfectly clean.
9. Deposit
The client commits to leave the villa orderly. Upon his/her arrival, the client receives the key and is required to pay a deposit of € 400.00, as a warranty for the accurate respect of all the rules about behaviour, maintenance and use of the villa.
The deposit is paid back to the client upon his/her departure after checking the perfect status of the villa.
10. Liabilities
Onda Blu D.O.O. disclaims any responsibility for any damage, injury, loss, theft, accident, delay and general inconvenience which may occur in the villa. Anyway, it remains available to offer its services in order to help the client solve any possible problems. In case of claim for damages, the matter must be discussed in loco to reach an agreement.
In case of malfunctioning of the air-conditioning, the client is entitled to a fixed refund corresponding to 10% of the daily rent price, only for the days in which the air-conditioning was out of order. In case of any legal disputes, the competent court of justice is that of Venice. The Court of Pula shall have exclusive jurisdiction in respect of any dispute arising from this contract.
11. Particular rules
In case of any unforeseen events which may prevent the accommodation in the selected villa, Onda Blu D.O.O. may replace it with another one having the same or similar features.
The home furnishing of the villa may vary from the description in some exceptional cases.
The appointed staff of Onda Blu D.O.O. is entitled to go inside the villa if any possible reparing or maintenance works is needed, even in case of absence of the lodgers.
12. Acceptance
By cornfirming the reservation, the client expressly accepts the above mentioned conditions.
